Corporate Housing Invoice and Payment Authorization
Guest authorizes BRTL Property Holdings LLC to charge the booking total shown, including stay subtotal, cleaning fee, and approved additional charges. Valid government-issued photo ID is required before check-in/access code release. Stripe Checkout handles payment only. Government ID verification is manual unless Stripe Identity is added later.
Guest agrees this invoice, the rental agreement, and liability waiver are part of one direct-booking package. The electronic signature applies to all three documents.

Rental Agreement
This Rental Agreement is between BRTL Property Holdings LLC and the guest named in the booking summary. Guest agrees to rent the furnished private 1 bedroom, 1 bathroom executive tiny home in Beaumont, Texas for the selected dates. Maximum occupancy is 2 guests. Primary guest must be at least 25 years old. The property is intended for corporate housing, travel nurses, refinery turnaround workers, contractors, insurance housing, relocation, and extended-stay professionals.
Guest agrees to use the property only for lawful temporary lodging. No parties, unauthorized events, unlawful activity, disruptive conduct, unauthorized overnight guests, or misuse of the property are allowed. Smoking is prohibited indoors. Outdoor smoking is allowed only if ash, butts, odor, burns, and debris are fully controlled and removed. Quiet hours begin at 10:00 PM.
Pets are allowed under stated pet terms. Guest is responsible for pet damage, odor, stains, scratches, waste, noise, bites, nuisance, and additional cleaning. Guest is responsible for all occupants, visitors, invitees, and pets.
Guest agrees to keep the property clean, use appliances and furnishings properly, secure the home and gate, follow parking and smart-lock instructions, and promptly report issues. Guest is financially responsible for damage, missing items, excessive cleaning, smoke odor, pet damage, unauthorized guests, unpaid balances, chargebacks, rule violations, and losses caused by guest or guest's invitees.
The cleaning fee does not cover excessive cleaning, damage remediation, missing items, or rule violations. Texas law applies, and venue is Jefferson County, Texas unless otherwise required by law.
Liability Waiver
Liability Waiver, Assumption of Risk, Release, and Indemnification
Guest voluntarily assumes ordinary risks related to use of the home, driveway, gated parking, deck, stairs or steps, outdoor areas, appliances, furnishings, electronics, smart lock, utilities, Wi-Fi, BBQ grill, and all property amenities. Guest agrees to use ordinary care and supervise occupants and visitors.
To the maximum extent permitted by Texas law, guest releases and agrees to hold harmless BRTL Property Holdings LLC, its owners, members, managers, agents, contractors, cleaners, vendors, representatives, successors, and assigns from claims, losses, expenses, injuries, property damage, theft, personal property loss, interruptions, utility outages, weather events, accidents, or damages arising from guest conduct, guest invitees, pets, misuse of the property, failure to follow rules, or conditions not caused by BRTL's gross negligence or willful misconduct.
Guest agrees to indemnify and defend BRTL Property Holdings LLC from claims made by occupants, visitors, invitees, contractors, neighbors, or third parties arising from guest's stay, conduct, animals, negligence, violation of rules, or use of the property. This waiver protects BRTL, its property, and investments to the fullest legal extent permitted.
